From EPC estimate to evidence in 4 steps

Measure and validate first — invest after. Often your EPC label improves without moving a single brick.

1

Compare calculated vs. measured consumption

We place the EPC figure (kWh/m²) next to your actual measured use. The gap — the performance gap — shows where EPC may be overly conservative.

Measured
115
kWh/m²
EPC-calculated
350
kWh/m²

Performance gap: EPC often predicts ~3× more consumption than what is actually measured.

2

Evaluate whether better evidence is worth it

Without evidence, EPC always assumes the worst case (e.g. v50 = 12 m³/h·m², minimum insulation values). We detect where mapping insulation or airtightness more accurately can improve your label — without any investment.

3

Improve insulation or airtightness

Only when evidence isn't enough, renovate — and do so targeted. You avoid investments that barely move the label.

4

Install solar and heat pump

Close with generation and electrification, sized to your real consumption rather than EPC assumptions.

What does Arion do?

Our output tells you whether better evidence can close the performance gap between reality and calculation.

If documenting actually-installed insulation or a blower-door test yields better values, they can be used in your EPC — improving your label without any investment.

Furthermore, solar and heat pump can be sized on your real consumption instead of conservative EPC defaults.

This way, your actual consumption can be used to size an EPC simulation based on real use — instead of relying on standard profiles.

Renovation loan up to €60,000

Investments in insulation, solar panels and heat pumps can be financed via a renovation loan up to €60,000, at a rate of 0 to 1.5%.

Why EPC structurally deviates from reality

UGent research: 60% of EPCs underestimate actual efficiency. The chart below shows the difference between actual (measured) and characteristic (predicted) energy consumption per EPC class.

What does this chart show?

The green boxplots show actual measured consumption per EPC class. The red boxplots show characteristic (calculated) consumption according to the EPC certificate. The blue line at 400 kWh/m² is the renovation threshold (E/F boundary).

The core of the problem

Even homes with an EPC label E or F (characteristic 450–600+ kWh/m²) have an actual median consumption of only 135–155 kWh/m² — well below the renovation threshold. If we used effective consumption as the benchmark, there would be virtually no renovation obligation in Belgium as long as 400 kWh/m² remains the threshold.

What Arion8 does

We measure your actual consumption for 12 months via the digital meter. This data provides evidence that your home is more efficient than the EPC indicates. A certified EPC expert can use this report to refine the certificate with real values instead of conservative default assumptions.
